Wow, that’s a lot of options. How do we find what we want?
When you talk, we listen.  And then we’ll ask the questions to focus in on your dream.  We’ll preview all the properties that fit your criteria and select the best.  We won’t waste your time looking at homes that just won’t suit you.  We can arrange a showing of anything on the market, thanks to the Multiple Listing service (MLS) of the Taos County Association of Realtors.  We make sure you see all appropriate properties.  We know the market, the issues and we’ll share everything you want to know.  Ever heard of the tomato factor?

Tomato factor?  What’s that?
Let’s say you fall in love with a property.  It’s high on the mountain with awesome views, ski access, massive fireplace, everything on your list.  We’ll help you think through some things that aren’t on your list, but that could affect your enjoyment.  Like the “tomato factor”.  It’s 5:30 and your dinner guests will arrive in 30 minutes.  You’re about ready to toss the salad and you realize you forgot the tomatoes.  It may only be 5 miles to the store, but traversing the mountain will take at least 15 minutes – each way.  We’ll talk about winter access, convenience, orientation to the sun, does the snow dump off the roof in front of the garage?  We want your dream to be everything you thought it would be.

I’m thinking of land.  With thousands of acres available, where do I start?
Let’s talk location – lake, golf course, ski access, hiking trails just steps from your back door.  How about views?  Wheeler Peak, Eagle Nest Lake, overlooking the village or a cabin in the woods.  Maybe you want a horse property.  Let’s walk some properties together and find a building spot.  Then we’ll connect you with builders knowledgeable about mountain construction and New Mexico building codes. 

What is Membership?
Every property located within the Angel Fire Resort is accessed an annual base membership fee.   The base membership entitles you and your family to use all the common area amenities, such as Olympic Park, Monte Verde Lake, Tennis Courts, Greenbelt Areas, RV Park, Stables and the beautiful Country Club.  You also receive golf and lift ticket discounts. The Platinum membership includes free ski passes and green fees, summer chairlift rides, discounts and lots other membership perks for your immediate family.  We will guide you through the membership options as well as all other carrying costs.

What if we’re not ready to buy on our first trip?
If you haven’t found the perfect property, we’ll bird-dog the project for you, pursuing every possible avenue.  In the meantime, if you see an ad or a sign for a property that looks interesting, call us, and we’ll secure further information and photos.  We’ll know your criteria, style and budget. 

Who does the real estate agent work for?
In the past, most agents worked for the seller.  Today, the most common brokerage relationship is Transaction Brokerage.  And this is our practice at Keller Williams Realty Angel Fire. Call or email us for a complete list of NM Broker Duties owed to you.

What happens when we fall in love with a particular property?
Smile.  We will do the research, provide comparable sales stats and prepare an offer.  We use approved New Mexico Real Estate Commission forms with modifications and addenda specific to this area, with additional provisions tailored for you.

What about earnest money? 
Your offer to purchase is normally presented with a 5% to 10% deposit.  This earnest money is deposited into a trust account with the title company after the offer has been accepted by all parties.  It becomes part of your down payment at settlement and shows the seller your commitment to the transaction.

When can we close?
If the seller accepts your offer, you can expect the closing to take place within 30-60 days, depending on your due diligence requirements and financing.

Can we negotiate?
Of course, but if the seller rejects your offer, don’t be discouraged – we will help you figure out the next step to take, whether to pursue the original property or to move on.

Any flexibility on those prices?
This is where the Angel Fire market is different. Our average days on market is over a year due to the seasonality of our selling times. Your broker can assist you by providing comparable sales so you can make an informed price decision. 

How do we get the best price? 
Make offers as clean as possible, with minimal contingencies.  Seek diamonds in the rough.  Many buyers can’t visualize “potential” . . . if you can, that’s an opportunity.  If you want to finance your purchase, get pre-qualified with a local lender or your preferred lender and submit that approval with your offer. 

How do we arrange financing?
Keller Williams Realtors have relationships with numerous lenders and will assist you with locating a lender based on the type of purchase you are making.  We can connect you with a lender by phone or email and know that you will be provided with excellent advice and service.

What about a 1031 tax-deferred exchange?
We have helped buyers and sellers with property transfers using a 1031 tax-deferred exchange.  Special language is used in the contract and we will communicate with the exchange company to ensure all date requirements are met.

What about closing costs?
All closing costs are negotiable and will be stipulated in the Purchase Agreement.  We’ll be certain make sure you fully understand your closing costs.

Do we need to come back for closing?
Most closings are handled long distance, thanks to FedEx, UPS and the wire-transfer system. New Mexico does not offer table funding. This means the funds have to be received by the title company and the warranty deed recorded at Colfax County Courthouse prior to possession.  Most Buyers want to know it’s a done deal before making the first trip to spend time in their new place.
